A Debt Service Coverage Ratio (DSCR) loan is a type of real estate financing that allows investors to qualify for a mortgage based on the property's expected rental cash flow rather than their personal income.

How Long Do They Take To Close?

DSCR loans typically close in about 30 to 45 days, though some lenders can close them in as little as two to three weeks. Because the lender doesn't have to verify your personal income, tax returns, or employment history, the process is generally faster than a conventional mortgage and mostly depends on how quickly the property appraisal and title work can be completed.
